Whether you’re a landlord or a new homeowner there are checks and tests which are both mandatory for safety reasons and voluntary for an extra peace of mind

 
  • You're not legally required to have a Gas Safety Record, however, you should get all your gas appliances checked and serviced every year by a Gas Safe registered engineer. Every rental property that has any sort of gas appliance, whether it be a central heating boiler, gas hob or even a gas fire, requires a Gas Safety Certificate.

  • For domestic installations in good condition, an EICR is recommended at least once every ten years for homeowners and is mandatory at least once every 5 years for private rentals.

  • Portable Appliance Testing or PAT includes a visual inspection of appliances and an in-depth check using specialised PAT testing equipment. This test checks earth continuity, lead polarity and insulation resistance of appliances.

  • An interim electrical safety inspection consists of a visual walk around of the property visually checking everything plus is in working order and is safe. It’s a must for landlords.

  • It is a legal requirement to have a valid EPC for a property when marketing for sales and/or lettings. An EPC is not required for an individual room when rented out.

  • An Electrical Safety Certificate is a document that demonstrates the safety of the electrical installations, wiring, and fuses are safe. It is a big part of ensuring that your property is fit for human habitation. The law requires you to have an Electrical Installation Certificate (EIC) if you have had any 'notifiable' electrical works carried out on your home since 2005.
